Average 5 percent higher: find out how much your property tax has risen


The average WOZ value of a Dutch home is 398,000 euros this year. That is 5 percent higher than a year earlier, reports the Central Bureau of Statistics (CBS).
That increase is larger than in 2024, but considerably smaller than in previous years. According to the CBS, the WOZ value increased the most in the South Holland municipality of Leidschendam-Voorburg. Bloemendaal was again the municipality with the highest average WOZ value.
Ten years higherIt is the tenth year in a row that the WOZ value, which municipalities use to determine the amount of certain taxes and levies, has increased on average. The CBS observed the strongest increase in recent years in 2023, when the average WOZ was more than 16 percent higher than a year earlier.
The development of this value follows the price development of existing owner-occupied homes, but with a one-year delay. This means that homes for the WOZ will be appraised in 2025 based on the value on 1 January 2024. Municipalities look at prices for which homes have been sold, among other things. Demolition and new construction can also have an effect on the development of the WOZ.
Bloemendaal the topThe average WOZ value in Leidschendam-Voorburg rose by more than 14 percent to 444,000 euros in 2025. That is the strongest increase in the whole of the Netherlands. Limburg leads at the provincial level: there the average WOZ value rose by 7.6 percent to 312,000 euros.

The CBS also reports that Bloemendaal was again the municipality with the highest average WOZ value, at 923,000 euros. In Kerkrade, the WOZ value was the lowest at 214,000 euros. Despite the increase at national level, there are also a few municipalities locally where the average WOZ value actually decreased. These are Eersel, Wierden, Zaanstad and Hellendoorn.
Increase continuesAccording to the Valuation Chamber , which monitors whether municipalities are properly implementing the WOZ Act, the average WOZ value of homes will rise between 9.5 and 11.5 percent next year.
The Valuation Chamber arrives at its prediction based on house prices, which rose by an average of more than 10 percent last year. These price increases will determine the WOZ values in 2026. The WOZ value will be based next year on the prices for which houses were sold with 1 January 2025 as the reference date.
The Valuation Chamber emphasises that other factors also play a role, such as the location of a house, the type of home and the state of maintenance.
