170 subdivisions are being built in Torreón, the majority in the east.

There are 170 subdivisions under construction in various stages, while another 27 are in the process of permitting, division, subdivision, and subdivision; 65 percent are located in the eastern part of the city and the remainder in the north.
The Director of Territorial Planning and Urban Development, Gustavo Muñoz López, reported that this will lead to increased housing growth in the eastern part of Torreón, between Juárez, Allende, and Bravo avenues toward the border with Matamoros. Meanwhile, the northern sector continues to show significant growth in this area.
"There are two types of subdivisions. The number of homes built in the east, where three homes are built, is much higher than in the north; however, in terms of land area, they are comparable," the official commented.
He noted that once the land ownership in the San Luis ejido is resolved, another swathe of sizable housing development will likely be launched, especially in the back of the Viñedos sector toward Santa Fe.
Given the growth in housing development, the agency is seeking to adjust Torreón's Urban Development and Construction Regulations so that the provision of green areas and donations for municipal facilities can be made from the moment the petition, application, or unilateral declaration of intent is submitted.
Gustavo Muñoz López indicated that when the process for building a new subdivision begins, developers submit a unilateral declaration of intent, duly notarized, as part of the requirements for issuing permits.
Under current conditions, once the subdivision is completed, the registration of green areas and amenities is ordered, but the intention is for this entire procedure to be completed beforehand in order to provide greater legal certainty to both the authorities and future home buyers.
The municipal official emphasized that they are seeking to be stricter so that developers do things properly, and above all, to ensure that citizens seeking to acquire a property are not harmed.
They facilitate proceduresThe Department of Territorial Planning and Urban Development signed an agreement with the National Chamber of the Housing Development and Promotion Industry (CANADEVI) Comarca Lagunera branch, which will facilitate the process of building homes for the organization's members.
The agreement will streamline these procedures, reducing paperwork, which will also contribute to environmental protection.
Generally each subdivision is divided into lots and a complete file is entered for each lot, "but with this there will be a single file for the subdivision, an authorized construction license and They will only submit the permit application for each lot to be able to do so individually, mentioning the type of housing to be built," he said.
The commitment is part of the administrative simplification promoted by this municipal administration, and also allows for progress in digitalization.
Regarding the signing of this agreement, Marcelo Obeso Anaya, president of Canadevi, emphasized that it represents a major step forward and reflects the administration's commitment to maintaining coordination and growth with the sector.
