Land market values are determined by valuation commissions convened within municipalities every four years. In the following three years, they are increased by half the revaluation rate. After these three years, the year of market value determination has arrived. Commissions established in municipalities determine the new rates. These determinations were posted in the neighborhood headmen's offices for one month, in July. WILL THE PROPERTY TAX INCREASE AT THE SAME RATE? The increase in land market values is directly reflected in the property tax. If the market value increases by 100 percent, the property tax to be paid also increases by 100 percent. WHAT ARE THE INCREASE RATES? Rates vary from municipality to municipality. Contrary to popular belief, higher increases aren't higher in more valuable areas. Furthermore, rates can vary from neighborhood to neighborhood. While the increase in a Kadıköy neighborhood could reach 500 percent compared to 2025, it could reach 1,000 percent in a Küçükçekmece neighborhood. Or, very significant increases can be seen in a small district of a province in Anatolia. WHEN WILL IT BE PAID? Property tax is calculated based on the previous year's income. This means that this year's market value will be applied to the following year. A taxpayer who paid 5,000 lira in property tax this year would pay 20,000 lira if the market value increased by 300 percent, and 30,000 lira if it increased by 500 percent. IS THERE A RIGHT TO OBJECT? Objections can be made to the determined market value as long as it remains posted at the headman's office. The prices were lifted as of August 1st. However, since the judicial holiday coincides, the deadline will be September 8.
