Space and privacy: Seven key planning decisions that make a home premium

Over the past five years, the supply of premium-class new buildings in the capital has tripled, according to Metrium analysts. The primary market of this segment is actively evolving in connection with the changing demands of buyers. By what planning criteria does a lot you like today correspond to the premium class?
1 The average area of apartments is about 100 sq. m.
The average area of apartments and flats in premium new buildings in Moscow today is 77.5 sq. m compared to 114.5 sq. m five years ago. That is, compared to July 2020, the indicator decreased by 37 sq. m or 32.3%. This is the largest decrease in the average area in five years among all segments. The reason is that many projects with premium positioning have appeared on the primary market, in which, meanwhile, small-area apartments predominate.
Today, in some formally premium new buildings, up to half of the display consists of studios and one-room apartments, which contradicts the traditional premium class with its focus on silence and privacy. Thus, at the moment, only 15 premium capital new buildings out of 58 have an average apartment area of 100 sq. m.
In addition, the predominance of large lots in the apartment layout and their small number per floor can provide owners with a relatively homogeneous environment and the most favorable neighborhood. As experts note, studios and other "suite apartments" may well be presented in a premium-class project. However, they certainly cannot be the majority.
2 Master Bedrooms
An integral attribute of the modern premium class is the master bedroom. These are comfortable private rooms that combine a recreation area, a bathroom and a dressing room. Such a layout solution guarantees spouses a comfortable personal space, their inviolable territory, essentially an "apartment within an apartment". Today, less than half of premium development projects have this option. For example, in a residential skyscraper with 87 floors in Moscow City, exclusive master bedrooms with corner panoramic glazing are designed. Such options combine privacy with stunning views.
"Master bedrooms first appeared about a hundred years ago in homes where members of the elite lived in the United States," Akop Kirakosyan, CEO of the developer of the multifunctional complex Dom Dau, told MK. According to him, since then this format has spread throughout the world, including Russia. Today, the presence of such layout solutions is a mandatory component of premium real estate. Master bedrooms are most highly valued in projects with panoramic views. "In fact, the cityscapes in such rooms become an independent part of the interior and, together with panoramic glazing, create a stunning romantic atmosphere," the developer noted.
3 Bathrooms with a window
Windows in bathrooms are becoming an increasingly common planning element, but are still found in less than 40% of premium complexes. The presence of panoramic glazing in the bathroom turns it into a real space for relaxation.
In such cases, the landscape becomes part of the interior. "Bathrooms with a window are a trend in apartment design, reflecting modern ideas about life in a metropolis," said Zhanna Makhova, Deputy General Director for Product and Development at MR. In her opinion, the bathroom becomes a place for rest and relaxation from the busy city rhythm. Windows visually expand bathrooms, make them non-standard and more functional. Glazing, especially floor-to-ceiling, creates a sense of spaciousness. At the same time, such an option clearly demonstrates the premium status of real estate.
4 Laundry
In real premium projects, even small apartments have several bathrooms so that each family member and guests of the house can feel comfortable. At the same time, one of them can be turned into a laundry room - a special room with a washing machine and dryer, as well as household accessories. This solution allows you to unload the rest of the living spaces from unnecessary household functions and protects them from extraneous odors.
5 Original solutions
A full-fledged premium project implies a wide range of planning solutions, including non-standard ones. Thus, in the apartment layout of premium-class complexes there are studios with a spacious hallway and a laundry room in the pantry, junior formats with a dressing room, one-room apartments with two bathrooms and a kitchen-niche, two-room options with a master bedroom, children's and guest bathrooms, three-room apartments with offices and lounge areas.
6 Duplex Apartments
Two-level apartments are not a mandatory attribute of a premium new building. But such premises definitely make the project more prestigious and attractive. This is a scarce and at the same time popular format, which has a wide range of advantages.
"Currently, less than 1% of the total supply of premium housing in Moscow is two-level premises," said David Khudoyan, CEO of Optima Development. According to him, the shortage of such options increases the investment attractiveness of two-level apartments (duplexes) and penthouses sold by developers. For example, in a residential area in the Khoroshevsky District (SAO), penthouses are located under the very roof of the towers, and duplexes occupy the 20th floors. Such apartments are very convenient for functional zoning, bold design and guarantee increased insolation - a second light.
7 Timeless Classics
The share of apartments with a classic layout in premium new buildings exceeds 60%. This is due to the fact that most clients still prefer the "classic", but in economy, comfort and business class projects they often choose the "Euro format" in order to save money. The main advantage of apartments with a classic layout is a separate kitchen.
Thanks to this solution, household odors do not spread throughout the apartment. In addition, the kitchen becomes a place where you can spend time in privacy. At the same time, spacious kitchens can serve as a dining room and living room. For example, in premium residential complexes near the Tekhnopark metro station in Nagatinskaya Poima, the average kitchen area is 15 sq. m, which ensures their versatility.
"Classic apartments never go out of fashion and are the most popular," noted Regions Development Commercial Director Liliya Artsybasheva. According to her, this is logical, since such apartments guarantee personal space for each family member, which is especially important for buyers of premium housing. In turn, a spacious kitchen can easily be transformed into additional space for guests. At the same time, in many projects, developers provide clients with the opportunity to install additional partitions without compromising insolation.
