Spanish town moves tourists to outskirts, they have to live separately
To encourage owners to restore the residential function, the city will offer urban planning incentives , such as increasing the allowable building area in the case of converting commercial buildings into residential ones.
In addition, private, unused or degraded public buildings will be able to be converted into rental apartments, provided they are restored. There are currently about 210 such buildings in the center .
One of the plan's goals is also to protect local trade , which has suffered as a result of the conversion of commercial premises into tourist apartments, a more profitable form of activity. Between 2015 and 2024, more than 3,300 commercial premises disappeared in Madrid because of this . The new regulations prohibit such conversions both in the city centre and on the main shopping streets.
