Home sales have increased by 39.7% compared to May 2024.

Property transfers in May reached 206,134 , representing a 33.5% increase compared to the same month in 2024. This is evident from the Statistics on Transfers of Property Rights (ETDP), released today by the National Statistics Institute (INE). This represents a considerable increase compared to last year. Of these properties, 118,604 were transferred by purchase and sale in May, representing a year-on-year increase of 39.6%.
Regarding the method of transfer of the properties, if 118,604 were through sale, 43,145 were bequeathed through inheritance , 4,999 through donation, only 645 through exchange and 38,741 were transferred by other means, which includes categories such as land consolidation or horizontal divisions, according to the INE.
On the other hand, 87.3% of the sales registered in May were for urban properties, while the remaining 12.7% were for rural properties. In the case of urban properties, 59% were residential . Regarding rural properties, sales of this type of property grew by 33.4% in May year-on-year, while urban properties increased by 40.5%.
In another order of classification, 93.6% of the properties transferred by purchase in May were unsecured , while the remaining 6.4% were protected. In annual terms, the number of unsecured homes transferred by purchase increased by 41.8%, and the number of protected homes increased by 13.9%.
Regarding the condition of the properties, 20.9% of the homes sold in May were new , and 79.1% were used. Therefore, the number of transactions involving new homes increased by 42.1% compared to May 2024, and the number of used homes increased by 39.0%.
The results by autonomous community show that Galicia (66.5%), La Rioja (49.4%), and Castilla-La Mancha (48.4%) recorded the highest annual rates of change in the total number of properties transferred in May. Meanwhile, Castilla y León (17.5%), the Balearic Islands (19.1%), and Andalusia (23.6%) recorded the lowest annual rates.
Regarding registered home sales, the autonomous communities that saw the largest increases were Castilla-La Mancha (69.4%), Galicia (65.4%), and La Rioja (59.0%). Meanwhile, the Balearic Islands (18.8%), the Canary Islands (19.8%), and the Autonomous Community of Navarre (24.8%) recorded the smallest increases.
